A Wellness Center for Healthy Aging

Castagna Senior Park is a 200 acre development site located along Route 22 in Pawling, NY which Castagna Realty has owned since the 1950s. The goal of this site is to create a ‘center for healthy aging’ which combines all the necessary facets for aging in place. Current zoning allows for up to 400 units of senior housing, 167,000sf of medical offices, 200,000sf of retail, and a hotel. The project will spur economic development in all of Eastern Dutchess County and has received significant state grants to begin construction. It was named a 2013 Regionally Significant Project by the Mid Hudson Economic Development Council.

The Center for Healthy Aging will create a community for the elderly where everything necessary for daily life will be available, including onsite doctors, facilities for assisted living and frail elderly care, retail and activity centers. From 2000 to 2011 the 60-84 age group grew 30% in the trade area and the 85+ age group grew 40%, while populations under 40 have steadily decreased. The Cornell Program on Applied Demographics believes that these trends will continue into 2025, resulting in the need for healthcare and appropriate communities for the elderly.

This market is underserved in the Mid Hudson Valley, with current market studies outlining that there are no comparable communities within a 25 mile radius of Castagna Senior Park. The small communities that are present are at capacity and currently hold waiting lists for any new members.

Syosset Park is the 90 acre “Smart Growth" development located at the intersection of Robbins lane and the Long Island Expressway. Syosset Park presents a rare opportunity to build a full-scale mixed use project in Nassau County which will reflect what the community has always wanted – a live, work, play and relax environment with passive and active amenities and entertainment for every age group. Currently under the approval process, the planned development includes 600 for sale residential units, two business and boutique style hotels, 200,000 sf of office space, 350,000 sf of retail shops and fine dining as well as a 30 acre community park.

It is our vision to have the community become the lead designers of Syosset Park and to create a walkable village that will serve as a town square for the greater Syosset area while keeping with the traditional village and hamlet centers of Long Island’s North Shore. We envision opportunities for community events, farmers markets, and holiday activities in addition to shopping, dining, basic local services, and evening entertainment. We are excited to bring Smart Growth to Syosset with this plan, which was nominated as a 2015 New York State Regionally Significant Project.
